Construction Begins For Adaptive Reuse Project In The Carolinas

The historic redevelopment “The Thread” in Rock Hill, SC is the largest available adaptive reuse project in the Carolinas.

The Thread, a historic redevelopment in Rock Hill, SC, is now under construction. Little Diversified Architectural Consulting, along with partners The Keith Corporation, Springsteen Properties, Inc. and Capitol Broadcasting Company, are embarking on the 400,000 square-foot adaptive reuse project, the largest available adaptive reuse project in the Carolinas.

Originally built in 1946 as a historic textile mill and warehouse, The Thread is located in the heart of Rock Hill’s thriving Knowledge Park district, spanning from Winthrop University to Old Town Rock Hill.

“This site is steeped in history from its beginnings as a buggy manufacturing, to automobile manufacturing to the largest textile mill in the city that employed over 5,000 people,” said Robert Oppenheimer, Senior Project Architect at Little. “Paying homage to the building’s history was critical to the design and the story of The Thread. We retained as many of the existing details within the building as possible to let its authentic nature speak.”

The Thread’s design preserves the historic elements of the building, while adding modern, tenant-focused enhancements to create one of the most unique mixed-use redevelopment projects in the Southeast.

Upon completion, the renovated site will represent a more than $100 million dollar investment to deliver a mix of Class A creative offices, loft apartments and ground-floor retail. Phase one of construction began January 17 and will consist of approximately 170,000 square feet of Class A creative office space and 30,000 square feet of ground-floor retail.

Phase two will include nearly 200,000 square feet of one-, two-, and three-bedroom loft apartments and ground-floor retail along with outdoor spaces designed to activate the connection between Winthrop University, the Rock Hill Sports & Event Center and Old Town Rock Hill. Tenant upfits can begin as early as Fall 2023.
